With Dominic Gervais, Sales Rep. – EXIT Realty Associates, NB
Imagine being 20 years old, with zero knowledge of real estate, and getting your license at the end of 2020. Where others saw uncertainty, Dominic Gervais saw only the opportunity to make his dream of getting into apartment acquisitions and development a reality, closing 35 ends in his first year. Today he’s one of EXIT Realty’s top agents under 30 enjoying a lucrative referral business after closing 75 transactions in 2025.
With a focus on follow up and going above and beyond the average sales representative, one word comes to mind when you think of Dominic’s work ethic…relentless. His is a labor of love for his clients, who he works to meet where they are in their homeownership journey saying, “Most leads you’ll come across aren’t fully prepared to purchase a property or sell because they have a lack of information. My goal with a lead is to learn as much as possible about them and paint a picture for them from A-Z. During that process I’ll learn exactly when the right timing will be for them and I follow up accordingly while helping them get all their ducks in a row so, when they really are ready, it’ll lead to a transaction.”
This quiet confidence has always guided him in life. He’s a big believer in trusting the process, manifestation, and goal setting saying, “If somebody else can do it why not me? I rarely have self doubt because if I have the right recipe for a goal, all I have to do is follow it. But you have to follow it.”
His success comes from saying yes to opportunities and treading down paths toward fear instead of away from it. Opportunities such as teaching at the office’s Summer School where he has real, raw conversations with other peers about what it truly takes to succeed in the industry, or most recently, speaking at EXIT events across Canada.
“I have never regretted saying yes so far,” he admits. “From day one I have done things outside of my comfort zone…For sale by owners, door knocking, cold calling, getting myself out there and talking in front of large groups of people. It scared the heck out of me. I immediately said yes because I’ve trained my brain to say yes without hesitation when it’s related to an uncomfortable task.”
These are all benchmark dreams of a 20-year-old Dominic but he’s since learned the real gift is in sharing his experience and helping others, a concept exemplified through EXIT’s unparalleled Formula of Sponsoring, which he embraced three years into his career. With nine sponsors to his name and $39,335 in residual income on top of his commissions in 2025 alone, Dominic sees EXIT’s business model as more than just the perfect launch pad for young professionals like himself, but as a whole network of people working together with something for every age, experience level, or industry interest.
“Anytime I see my colleagues or business partners in the top 10 I’m very happy because we all help each other out, and their success is my success. This is what EXIT is all about,” he shared. “It is not a competition”
As a multi-production award-winning agent, Dominic also received EXIT’s Sapphire Circle Designation for accumulating 250 sides in his six-year career. He’s accomplished more than many in their entire careers, which begs the question, where does an achiever like Dominic go from here? Ironically, it all circles back to that dream from the very beginning. He aims to facilitate and develop another 1,500 apartment units in his market, which is still burgeoning thanks to very affordable prices within the county, beautiful communities, and salt of the earth people who have come to trust in his results-driven approach.
It’s the clients who keep him motivated, never relying on handouts or easy business. He knew it would take three-to-four years of having to “grind it out every single day” as he puts it, but it’s the memories of having fun with clients and genuinely making a difference in lives that stays with him long after the referrals.
The real secret to success? Put people first, know it’s yours beyond your fears, and do what Dominic does. Just say yes.
