After finishing Erica Nasby’s Performance Training in July of 2022, I knew I would want to use door knocking as my primary prospecting tool. Over the next four months I did some knocking, nothing consistent or with great enthusiasm. By the end of November, I realized my pipeline was empty and winter didn’t look so good. It was then I decided to take door knocking seriously and use the training I had received.
I sent out a message to our office’s Facebook group to say I was going to be door knocking and asked if anyone wanted to join me, “no experience necessary”. I had one response from Sarah Carnall a new agent of one month. We began knocking on doors three to four a week, writing personal notes, pop-bys and continual follow up, doing everything I had learned.
As our efforts started to bear fruit, I began to get requests from others in the office to help them start or get back to doing what they had done before. Over the last seven months I have had the pleasure to go out with ten individual colleagues; those who had never knocked to those who hadn’t done it for a while. The enjoyment and camaraderie from doing doors with others was incredible but the greatest satisfaction comes from the comments of those who were trying it for the first time when they realized nobody dies from doing doors.
My main door knocking partner is Sarah. We began with one farming area and are now at our maximum of three. Over the last seven months, out of our 17 ends, six have come directly from door knocking with seven more clients whom we are working with as buyers for a potential of 14 more ends. With all 10 agents with whom I have worked we have a combined potential for 24 ends, and this does not include what they have continued to farm on their own.
I, for one, enjoy the excitement of door knocking not knowing what each day holds, and that is directly related to the experience and growth I have had from the consistency of doing doors. The fellowship with others while teaching or just going out with other experienced agents to gain new techniques or phrases is truly remarkable. I am more confident in my dealings with my clients as well as other agents. Nothing fuels the fire to continue in this business more than being busy and seeing those around you succeed as well, especially if their success comes from some little nugget of information that you may have passed on.
While I might have started Sarah on her door knocking journey, she has certainly kept me focused on the path to continue to grow our business through door knocking. I am truly blessed to have learned the power of that one sentence, “Hi my name is Marc Jesmer with EXIT Realty Advantage, when are you planning on moving?”
